The greater Hilton Head Island Market Area is comprised of two geographic components referred to as "on island" and "off island" communities. The off island segment (including Okatie and Cherry Point) is expanding at a rapid pace and is comprised of Southern Beaufort County (excluding Hilton Head Island) and the Hardeeville Census Division in Southeastern Jasper County.
The enormous growth has been fueled by two primary factors. The first is that the Island itself is nearly built out and the expansion has moved off island. The second is the introduction of the 10,000 acre retirement community known as Sun City Hilton Head and that has more than 10,000 permanent residents. It began in the late 1990's and has flourished since encouraging support facilities and necessary retail within the immediate area. Eventually Sun City's growth supported the demographics to encourage all the major retailers to enter the market (ie; Wal-Mart, Target, Home Depot, Lowes, etc...)
Just announced are two major projects. East Argent is breaking ground in Spring 2018. It will feature 9500 new homes from $275,000 to $750,000. There will be two entrances. One will be east of Argent Business Park; the other one west. Argent Business will be directly in the middle of the two entrances just outside of the gates. Margaritaville will be about 2 miles from Argent Business Park and feature 3000 new homes.
